LOCATION
The Frederick/Firestone/Dacono (the Tri-Town) area is one of
the fastest growing places in Colorado. Frederick is described
as being in the “center of it all.” There are many attractive
things that have resulted in people moving to the Tri-Town area,
including: proximity to Denver International Airport, Denver,
Boulder, Loveland, Ft. Collins, the mountains, ski resorts, as
well as, lower taxes and a strong commitment to community. Many
well known companies including: Stevinson Lexus, Stapp
Interstate Toyota, American Furniture Warehouse, Home Depot,
numerous national and regional banks, as well as many others,
have realized the potential and located their business here.
Realizing the potential not only for a medical facility, but
also for other business opportunities, numerous commercial
locations were considered. The parcel Two Docs Development
acquired is strategically located on Colorado Blvd (also known
as CR 13), immediately north of HWY 52. This location is part of
the “Gateway to Frederick.” In developing this gateway, the town
and county have devoted approximately $6 million to improvements
for Colorado Blvd and $1 million has been pledged for
beautification (i.e. landscaping and monuments) of the entrance
into Frederick. Colorado Blvd is the major North/South artery 2
miles east of I-25 that serves as the entrance into the
Tri-Towns. It also is a significant connector between HWY 52 and
HWY 119
The land acquired is part of a 600 acre
parcel (Miner’s Village) that is being developed by Community
Development Group (CDG). They are a well respected land
development company that is known for creating communities like
the Broadlands in Broomfield, Colorado. The Frederick
development they are spearheading includes 570 multi-family
units, 1,280 single family units, as well as schools, parks and
trail systems. CDG is also looking to secure a major supermarket
for the corner parcel of HWY 52 and Colorado Blvd.
Two Docs Development will anchor the 11+
acre site with a medical complex and plans to attract other
businesses including unique restaurants/cafes, retail, fitness
facilities, etc., to create a lifestyle destination.
